Before the Lease: The Preliminary Inspection

Through years of experience, in Abian property management we are certain that good property management begins before the lease agreement is signed. A thorough inspection – even in new or recently renovated apartments – is essential and should include:

  • A detailed check of the property and its features (windows, shutters, sinks, electrical and plumbing systems).

  • Verification of documentation (title deed, correct Taxisnet codes, valid electrical and energy performance certificates).

  • A review of the building’s condition (common areas, heating system, rooftop, antenna, etc.).

Combined with the careful selection of a reliable tenant, this step helps prevent common problems such as delays in utility activation.

During the Lease: Record-Keeping, Prevention & Swift Action

Memories fade over time, which is why clear record-keeping is key. In Abian property management we do maintain receipts, photos of damages, utility bills, and related documents which builds trust between landlord and tenant.

Small issues should never be ignored – the quicker they are resolved, the better. Transparency and continuous communication with all parties are vital, and a quick acting team is vital to do so.
Even better, when there is cooperation from the tenant, periodic preventive inspections can be arranged to identify and address potential problems early.

 

At the End of the Lease: The Final Inspection

Before returning the security deposit, it is important for landlord and tenant to clarify all matters, including:

  • Any damages to the property.

  • Issues identified by the tenant that may require future attention.

  • Settlement of all outstanding accounts (final utility bills, service charges, remaining deposit balance).

This is also the right moment to address practical agreements. For example, if a tenant has installed an air-conditioning unit, they may remove it at their own expense, or the landlord may choose to keep it under a small agreement – increasing the property’s value and potentially securing a higher future rent. At this point Abian as the property manager shall immediatly take action, to ensure the best and more fair deal for both parties.
